Our Fees explained

Let Only Service - 7% (Inc VAT)

  • Marketing of the agreed rental property
  • Taking professional photography of the agreed rental property
  • Carrying out viewings for prospective tenant(s)
  • Obtaining references for each prospective tenants(s)
  • Preparation of all legal documents (holding deposit forms, AST (Assured Shorthold Tenancy Agreements)
  • Moving tenants in on the Tenancy Start date

 

Rent Collection - 9% (Inc VAT)

  • All of the above plus collection of monthly rent
  • Issueing monthly statements to the landlord / legal owner

 

Full Management - 12% (Inc VAT)

  • All of the above including;
  • Preparing the property prior to tenancy start date
  • Collection of keys prior to tenancy start date
  • Arranging relevant contractors during the tenancy for any works required
  • Handling all tenants and landlord queries (we would be the first point of contact between tenants and landlords)
  • Arranging quartely inspections
  • Arranging renewal contracts 
  • Deal with all aspects of the property (general maintenance, refurbishment works, regular checks)
  • Arranging annual GAS safety checks
  • Arranging Inventory clerks (Check In and Check Out)
  • Arranging all / any regulated checks or services regarding the property
  • Transfer of Utilities 
  • Assist with the deposit registration process

 

SALES FEES:

1%  (Inc VAT)

This will include:

  • Intital inspection of the property and take professional photograpy
  • Marketing the property on various portals (Including Rightmove and Zoopla)
  • Accompanied viewings
  • Dealing with solicitors on behalf of Vendors and prospective buyers 
  • Handle the sales process until the date of completion 

 

TENANCY CHARGES

Pre Tenancy Charges

Holding Deposit (Equivilent to one week's rent) 

Advance Rent (Usually one months rent in advance but may request 3-6 months rent in advance if no UK guarantor)

Security Deposit (Eqvilient to six weeks rent which will be protected with one of the government backed deposit schemes)

PLEASE NOTE: We do not charge any admin fees prior to the tenancy start date

Non-Emergency Call-Out
£50.00 (Mon-Fri 6pm to 11pm) - Including Bank Holidays
£75.00 (Sat-Sun 7am to 11pm) – Including Bank Holidays

Unblocking Sanitary / Sinks / Drains / Guttering / Kitchen Appliances
£40.00 per hour (Labour Only)

Removal of Condensation
£40.00 per hour (Labour Only)

Handyman jobs (Installation of mirrors, pictures etc…)
£40.00 per hour (Labour Only)

Decoration works (Painting)
£40.00 per hour (Labour Only)

Removal of furniture (subject to Landlord’s approval)
£40.00 per hour (Labour Only)

Gaining Entry to property
£35.00 (Mon-Fri 6pm to 11pm) - Including Bank Holidays
£50.00 (Sat-Sun 7am to 11pm) – Including Bank Holidays

Maintenance works
£40.00 per hour (Labour Only)

Issuing late rent reminders (RR) (admin) – Email or Post
£35.00 (for each reminder)

Issuing incorrect rent payment reminders – Email or Post
£35.00 (for each reminder)

Cost of issuing duplicate documents – Email or Post
£35.00 (for each document)

Replacement of furniture
£35.00 (assembly for each item) + £20.00 delivery charge

Delivery of furniture / items
£20.00 (for each delivery drop)

Cancellation of pre-arranged appointment
£75.00 (for each cancelled appointment)

Replacing Keys / Locks
£40.00 per hour (Labour Only)

Removal of refuse / waste
£40.00 per hour (Labour Only)

Replacement of Tenants

Unpaid Rent
5% above Bank of England base rate from the due date + RR Charges
